Developers Named For Major York Central Regeneration Scheme
The ambitious York Central project has taken a step further as Arlington Real Estate and McLaren Property have been named as the preferred developers. Insider Media reports that the 45-acre site is a joint venture between Homes England, Network Rail, the City of York Council, and the National Railway Museum.
The site comprises 45 hectares of former railway land to the west of the city centre, just outside the city walls. It is described as one of the largest brownfield sites in England and is in a prime site next to the railway station, in one of England’s most popular and historically rich cities.
The currently underused mixed-use land will be transformed into residential neighbourhoods, cultural spaces, and high-quality commercial quarters. It is hoped that the completed development will grow the city’s economy by 20%, creating up to 6,500 jobs and £1.1bn of gross added value to the economy each year.
2,500 new homes will be built on brownfield land, with a range of styles that will suit first time buyers, families, professionals and older people. 20% of the homes will be priced at affordable rates and they will all have excellent transport links to the city centre and beyond. A new pedestrian and cycle boulevard will provide non-vehicular access through the site.
All the pedestrian routes will have additional safety features including CCTV and modern street lighting, and will be segregated from the cycle routes. New roads and car parking space for residents will also be created.
Peter Denton, chief executive at Homes England, said: “This is a major milestone in the important regeneration of York Central. Over the last few years, Homes England and Network Rail have worked closely with City of York Council to create a vision and masterplan, invest in critical infrastructure, and build investment confidence.”
He added: “Our plan will now be accelerated through our chosen development partner for long term delivery and stewardship.”
Robin Dobson, group property director at Network Rail, said: “This is a strategic step forward in the regeneration of over 110 acres of underused railway land to deliver significant investment and social value for the City and region. York Central puts infrastructure at the heart of a new residential, commercial, and cultural neighbourhood.”

The scheme will provide up to 1 million sq ft of premium office space that will attract local, national and international investors and create high quality skilled jobs in the area. It is expected to take around 15 years to complete.
