New Residential Development For Former GMP Headquarters
The former Greater Manchester Police (GMP) Headquarters in Stretford is set to be redeveloped into 700 new homes. The Manchester Evening News (MEN) reports that the site on Chester Road is a part of Trafford Council’s Civic Area Action Plan for Stretford. The site was the headquarters of GMP until 2012, when they transferred to purpose-built premises in Newton Heath. The new scheme will provide 25% affordable housing and will also deliver new shops, offices, and leisure and community facilities with excellent public transport links. Trafford council leader Tom Ross said: “There is a shortage of quality and affordable housing in Trafford and we are totally committed to tackling this huge issue. This scheme, if approved, will provide hundreds of much-needed homes for residents and make strides towards our carbon-neutral policies.” He added: “The proposed development is part of our Civic Quarter masterplan which has given us a fantastic opportunity to develop local amenities, improve community use of the areas and to build more housing.” Tom Pool, investment director at FEC, said: “Trafford’s Civic Quarter represents one of Greater Manchester’s most ambitious and high-profile regeneration programmes. Elsewhere, work has commenced on the site of the former Boddingtons Brewery on the northern fringe of Manchester city centre, Insider Media reports. The £195m regeneration of the site is being carried out by developer Salboy and contractors DOMIS. The 52,700 sq ft plot was vacated by Boddingtons in 2005. The new development will be known as Waterhouse Gardens, a tribute to the renowned Mancunian Victorian architect Alfred Waterhouse. He was responsible for the design of the celebrated Manchester Town Hall, and also the Grade II listed Strangeways Prison, which was partially destroyed by the notorious Strangeways riots of 1990. Simon Ismail, co-founder and managing director of Salboy, said: “Right on target, work has commenced on our hugely exciting new scheme on one of Manchester’s largest and last-remaining regeneration sites.” “As is always the way with Salboy schemes, we only start the sales process once we are live on site. With boots now on the ground, from September buyers will be able to purchase with confidence in this scheme, which is fully funded and their deposits are protected.” Ismail added: “Waterhouse Gardens will be a residential-led mixed use regeneration project that pays close attention to creating an appealing landscaped environment where young people buy and rent their homes, as well as study, begin or progress their careers and socialise, all within easy reach of Manchester’s vibrant city centre.” “The design of the development together with the attention to detail on items such as the landscaping will ensure this brand new neighbourhood will be hugely attractive to both residents and commercial operators alike.” The development is expected to be completed by quarter 2 of 2026.
