Plans For New 1,380 Home Neighbourhood In Rochdale
The housebuilder Redrow has submitted plans for a new garden neighbourhood in Rochdale that will deliver up to 1,380 new homes. Insider Media reports that a hybrid application has been launched for a collection of houses and community facilities off Rochdale Road, including shops and a new primary school.
The site includes 8.8 acres of land that was formerly the All in One Garden Centre, and also land around the existing Stakehill Industrial Estate. It is located between Rochdale and Middleton and will join the existing communities of Slattocks and Castelton. If approved, the first phase of the development will see 233 homes constructed.
Robin Buckley, planning director for Redrow (Lancashire) said: “Our plans are for a desirable new garden neighbourhood, with the design led by the local landscape and distinctive character areas created throughout.”
He added: “Our aim is to create a thriving new community with high quality and much-needed new homes, abundant green spaces with habitats for wildlife, and space provided for new community infrastructure.”
“This includes plans for a 13.4-hectare park to the south, featuring footpaths, ecological enhancements and plenty of opportunities for play and recreation.”
“A wildlife meadow is also proposed, along with green corridors designed to be suitable for foraging, while space has also been set aside for a local centre, potential community allotments and the expansion of Thornham Primary School.”
If planning permission is granted, then it is hoped that the first phase of the development will commence as soon as 2024 with a view to completion by 2025. The rest of the construction would be completed in stages over the course of the next 15 years.
Elsewhere, Redrow has submitted plans to develop a 14-acre site in Formby with new homes and a care facility. The land comprises around nine acres and is located either side of West Lane in Freshfield. If approved, the development will see the delivery of 87 homes, seven of which will be affordable homes.
Robin Buckley, planning director at Redrow (Lancashire), said: “Our proposals are for a vibrant mixed-use community that includes a wide variety of new homes, care accommodation and sports facilities, all in a superb location.”
“Staying true to our placemaking principles the development will feature several pockets of green space, enhancement of the playing fields, significant new tree planting and retention of many mature trees, and high-quality landscaping to create an attractive environment for all residents.”
The plans also include a proposed new 300 sq metre sports pavilion that will be located on land formerly occupied by Clarence High School. This facility will be available for use by the local community and will serve multiple recreational purposes.
