Renaker Lodges Plans For Manchester’s Tallest Skyscraper
The skyline of Manchester has been transformed over the past decade by a cluster of gleaming glass towers. The explosion in new developments has attracted new international investments and brought new residents into the heart of the city. In the past 14 years, 25 buildings of 20 storeys plus have been added to the skyline.
In 2006 the Beetham Tower was constructed, a state-of-the-art slender slice of glass and steel that is 169 metres high. It took the title of the tallest building in Manchester from the 25-storey CIS tower, which was built in 1962.
The dramatic tower just off Deansgate was an instant landmark of the city, and most of its apartments were sold before construction had even begun. Its record breaking height was surpassed in 2018 with the construction of the South Tower at Deansgate, which measures 201 metres.
Now there is a new contender in town, as Renaker have submitted plans for a 212 metre tall, 71-storey tower at Great Jackson Street. This would be the tallest building in the UK outside of London. The building plans feature a top-floor restaurant with panoramic views over the city and 642 residential apartments, Place NorthWest reports.
Separate plans for four other nearby towers of lesser height have also been lodged. Renaker have already developed the site extensively, with six residential towers comprising 2,172 homes.
Elsewhere in Salford, Greater Manchester, the new 12 storey Eden office building has achieved one of the highest possible ratings for sustainability, a 5.5 NABERS Target Rating. The Eden building was developed by the English Cities Fund (ECF), and is the first new-build to achieve such a high energy efficiency rating.
Simon Wyatt, partner at Cundall, and member of the UK Green Building Council’s Members Advisory Committee, said: “Eden is truly ground-breaking in the world of construction – ECF has been innovative in the truest sense in how it has gone about reducing the carbon impact of the build and the building’s eventual operational performance.”
He added: “What this means for occupants and investors is greater ROI – a happier, healthier, and higher performing workforce and work environment, reduced energy consumption, ESG targets hit and so forth… it is a win/win for all involved.”
Paul Dennett, mayor of Salford, added: “Our city has a proud history of innovation, from the first steamboat to the first swing aqueduct, and we are thrilled to add Eden to that list – a sustainable endeavour Salfordians will be working hard to add to for the benefit of our city and future generations to come.”
The Eden is due to be completed later this year and will be powered by 100% renewable electricity. Phil Marsden, director of project management (North West), Muse, and key to the genesis of Eden, said: “Eden’s creation was motivated purely by the ambition to build the UK’s most sustainable and environmentally considerate commercial building.”
The building is considered to be a flagship for the wider regeneration of Salford, which has suffered from years of post-industrial decline.
