Revised Plans Submitted For Listed Armley Canal Mills
A former textile mill complex on the Leeds-Liverpool Canal could be demolished and redeveloped into a housing estate, the BBC News website reports. The Armely Canal Mills were built in the early 1800s to feed the thriving wool and cotton industry.
Since then, they have served a range of purposes, including a popular nightclub venue that was opened in 2012 and closed in 2019. A series or murals have been installed on the exterior walls of the mills, which depict scenes from the area’s industrial heritage.
The developers said that the murals would be removed before demolition, and reused at a future date.
A planning and heritage statement attached to the new application said: “Following a review of the previous proposals, it is now intended to bring a long-term vacant site back into use to provide residential development and contribute to the requirement for additional housing in Leeds.”
It added: “The application seeks to regenerate the site which is still in some employment use at the moment, but that has, over the years, fallen into a state of disrepair and is now no longer an economically attractive property given that there are a number of better quality buildings in the local area.”
It continued: “The proposed developments will deliver a high-quality residential development within Leeds. There is a significant identified housing need within Leeds and the proposed development of 103 houses will positively contribute to the delivery of residential accommodation which meets this identified housing need.”
Previous planning permission has already been granted for 148 homes to be built on the site. But the developers since revised their plans and now wish to build 103 two- and three-bedroom townhouses. There will also be parking space for cars and bikes, plus several electric car charging points.
Meanwhile, Scarborough Group International have submitted revised plans to Leeds City Council for a new office building in the centre of Leeds. Insider Media reports that the new offices would be part a major mixed-use development at Thorpe Park. The site already contains new retail and leisure facilities, as well as over 900,000 sq ft of office space.
A design and access statement submitted as part of the new application said: “B7 aims to set a high standard for the quality of construction used for the masterplan development with consideration throughout the design process to reduce the embodied carbon.”
“This is particularly important given the building’s prominent location and visibility as a focal point along the length of Park Approach.”
“This landmark development will serve as a confident and considered addition to the masterplan for the area, and will positively contribute to the dynamic business aspirations of Thorpe Park.”
The plans for the new seven-storey office block have been revised to include reduced embodied carbon. The new plans also include a multi-storey carpark with five disabled parking spaces, plus cycle storage and a roof terrace.
