Developer Sought For Major Regeneration Of Wythenshawe Town
Manchester City Council are seeking a development partner for an ambitious redevelopment scheme for Wythenshawe town centre. The project is described as a ‘once-in-a-generation’ development plan to deliver 1,600 homes, plus shops and public spaces.
The 1970s Civic shopping centre will come under the management of the developer. In line with several other town centres in the region, the plans will shift the focus from solely commercial and retail space to mixed use development with cultural space and a new public square. The housing will be mixed tenure and a percentage will be affordable.
Cllr Gavin White, Manchester City Council’s executive member for housing and development, said:
“We know that the Civic is the heart of the Wythenshawe community and we have the key opportunity here to deliver a once-in-a-generation programme of regeneration – including new affordable housing – that will breathe new life into a vital space for local people.
“We are looking for a team that share our long-term ambition for the Civic, who will help drive the regeneration in the area and work with us to deliver this project in the coming years – including new shop, new homes and new jobs for Wythenshawe.”

Elsewhere, a multi-disciplinary team has been assembled to oversee the redevelopment of the Strangeways area of Manchester to the north of the city centre. The team will prepare plans in readiness for the launch of a public consultation next year, and will consider landscape design, heritage, economic analysis and strategic property advice.
Leader of the Council, Cllr Bev Craig said: “Strangeways is a gateway into our city centre and therefore it is a priority area for investment in the coming years. We know there is huge potential here, and this regeneration framework is a statement of intent that we are committed to realising the untapped value of this neighbourhood. ”
She added: “Following months of intensive operations between the Council, GMP and other agencies we have worked to remove the criminal enterprises that have undermined the reputation of the area and limited the chance for existing legitimate businesses to prosper. ”
“We now want to see a plan that supports the area’s existing employment base, whilst also setting out an ambitious low-carbon development programme that will deliver new homes, quality public realm and new commercial spaces that can support businesses to grow and invest in the area.”
Funding for the scheme will be partly provided by Homes England and by the city-region’s allocation of the UK Shared Prosperity Fund.
